Aims of Module
This module is concerned with the continued use of existing buildings and will allow the student to continue their work from Building Pathology 1. In light of the importance of climate change, the maintenance, conservation and repair of buildings is essential for sustaining the built environment. This module will provide the student with the ability to critically analyse and diagnose the mechanisms of decay and deterioration of the building envelope and to devise interventions strategies with a view to prolonging the life of a building.

Learning Outcomes for Module
On completion of this module, students are expected to be able to:
1 Critically analyse the causes of decay and deterioration within non-traditional and non-residential buildings;
2 Appraise the consequences of deleterious materials on buildings;
3 Appraise the implications of defective and deteriorating services;
4 Identify and evaluate intervention strategies for building defects and deterioration in building structure and envelope.

Indicative Module Content
This module is concerned with the continued use of existing buildings and will allow the student to continue their knowledge of building pathology. In light of the importance of climate change, the maintenance, conservation and repair of buildings is essential for sustaining the built environment. The student will study the process of inspection, diagnosis and prognosis of building fabric defects and prepare a number of repair strategies for non-traditional buildings. The student will be encouraged to investigate sustainable repair strategies and/ or renewable upgrades where applicable. The module will also investigate the influence that deleterious materials have on the serviceability of buildings. We will explore how the deterioration of the different elements of internal building structure are interconnected and often lead to progressional failure. The module will investigate different levels of intervention strategies and how they are influenced by Client constraints as well as the building’s functional, performance, user and statutory requirements. Health and safety of occupants will be investigated within the context of hazardous and deleterious materials and students will investigate their statutory responsibilities when they are required to deal with such materials.

Module Delivery
This module will be delivered by a full range of learning and teaching techniques in the context of professional practice requirements. This module will develop the independent learning abilities of the student by the use of case studies and workshops.
